Summary:
The purpose of this dissertation was to investigate the best practices and strategies for managing the real estate assets of the Municipality of Aegialia, aiming to lead to long term local economic development.
The results of the survey firstly showed that the Municipality of Aegialia is lagging in economic development compared with the other municipalities of Greece and EU. It’s reduced growth dynamics are reflected in the low per capita GDP and in the high unemployment rates. The research also showed that a total of 29,982 properties are located in the municipality of Aegialia – most of them were built relatively recently (30% after 1991). The vast majority of these properties are houses and less than 10% relates to usages for professional reasons. Moreover, there is not a strategic spatial planning for the efficient management of these properties. The problematic use of real estate is also reflected in the financial data of the municipality. Revenue from real estate contributes steadily less than 1% to the municipality's finances and is below 130,000 Euros.
However, the municipality owns significant real estate assets, estimated to be over 4,000 acres. Their efficient management can contribute to the economic development of the region, focusing in sustainability principles and in strengthening local entrepreneurship.
